03 No Agency, Brokerage, or Professional Advice We are not a real estate broker acting as your agent, and we do not represent you in a transaction. We act for our own account or as an assignor. 04 Assignment of Contracts Where permitted by law and by the terms of the purchase agreement, we may assign our rights under a signed contract to another buyer. Any assignment is subject to the terms of the signed contract and applicable law. You will be informed of the proposed arrangement before you sign.
05 No Guarantee of a Buyer; Contract Cancellation We do not guarantee that we will be able to find or assign a buyer for any given property. Our ability to complete a transaction depends on underwriting, market conditions, the property's condition and title, and the availability of a suitable end buyer. If we are unable to find a buyer or otherwise unable to perform under the agreement, the contract may be cancelled in accordance with its terms, and neither party shall be obligated to complete the sale. Any cancellation terms will be set out in the signed contract.
